A massive racket involving the illegal sale of 107 acres of tribal land using fake tribal certificates, forged Aadhaar cards, and fabricated property documents has been uncovered in Navi Mumbai. A reputed real estate company based in Sanpada made this significant breakthrough. An FIR has been lodged against six individuals, including Chetana Ilpate and the prestigious Narsee Monjee Trust members.

False Tribal Claims and Forged Documents

The accused, including Chetana Ilpate, Amar Khurana, Jitendra Puri, and Narsee Monjee Trust officials Shailesh Gajiwala, Hiten Shah, and Ashok Munde, falsely claimed tribal status to acquire tribal land illegally and later sell it for profit. Vikramesh Estate LLP uncovered the scam while working on a deal involving 107 acres of tribal land in Nimbode, Khalapur (Raigad district, Maharashtra).

The Agreement and Betrayal

As per the FIR filed, Chetana Ilpate and her associates had entered into an agreement with Vikramesh Estate LLP to sell the 107-acre tribal land. They even accepted an advance payment of ₹2 crores and assured the company that all necessary permissions and documents would be provided.

However, the accused began delaying the registration process while demanding more money. Sensing foul play, Vikramesh Estate LLP insisted on completing the purchase deed and initiated a thorough verification of the documents provided by the accused.

A New Conspiracy with Narsee Monjee Trust

Realizing the possibility of being exposed, Chetana Ilpate orchestrated a new scheme to sell the same land to the Narsee Monjee Trust. Despite being informed about the prior agreement with Vikramesh Estate LLP, the trust officials went ahead and signed purchase agreements on April 12, 2024, and July 10, 2024, with Chetana Ilpate and her associates.

Multiple Victims and Fraudulent Deals

During the verification process, it was revealed that the accused had created fake documents and sold the same piece of land to multiple buyers, duping them of crores of rupees. Vikramesh Estate LLP founder Vikramsingh Patankar filed a police complaint against the accused, exposing the entire racket.

Emerging Complaints and Wider Implications

This racket appears to have victimized many individuals and organizations across multiple cities. Investigations are ongoing, and new cases are expected to surface. Recently, a developer in Navi Mumbai complained about Chetana Ilpate and her associates, alleging fraud involving ₹2 crores. A similar case was reported in Kolkata, indicating the widespread nature of this scam.

Trust Officials Under Scrutiny

Despite being aware of the ongoing transaction with Vikramesh Estate LLP, Narsee Monjee Trust officials reportedly collaborated with the accused, completing fraudulent purchase agreements. This involvement by a prestigious educational trust in a criminal conspiracy is deeply concerning and calls for strict legal action.

Despite knowing about our agreement, Narsee Monjee Trust officials partnered with Chetana Ilpate in this scam, making their actions not only unethical but criminal. Such behavior from a reputed educational institution is unacceptable and deserves strict action.”

Authorities Probe Wider Netwrk

The police are actively investigating the scam, with a focus on identifying other instances of fraud by the accused. The revelations so far indicate a deep-rooted network involving multiple cities and high-profile individuals.

This exclusive investigation by the Sprouts Special Investigation Team highlights the urgent need for stricter laws and vigilance to prevent such fraudulent activities, especially involving vulnerable tribal communities.

Despite repeated attempts to contact Amrish Patel, Chancellor of SVKM’s NMIMS, Burzeen Bhatena, director (Marketing and PR), and other accused trustees for their comments, no response has been provided.
