An investigation by Sprouts News has revealed that the massive Sai World Legend NX project by Paradise Group in Ulhasnagar is involved in legal issues. Government land records indicate that only 9,236 square meters of the project land officially belongs to Paradise Group, while the remaining 21,957 square meters are still registered under Anup Hospitality Services Pvt. Ltd., a company owned by BJP MLA Kumar Uttamchand Ailani.

The project, located at Kalyan Murbad Road, opposite Shahad Railway Station, consists of two 36-floor towers with 400 flats. However, key approvals appear to be riddled with legal inconsistencies.

• Violations of MRTP and Town Planning Acts

Findings from Sprouts Special Investigation Team (SIT) indicate that the entire ₹2,000 crore project has been developed in violation of the Maharashtra Regional and Town Planning (MRTP) Act. Sprouts Experts suggest that UMC (Ulhasnagar Municipal Corporation) may declare the project unauthorized in the coming months.

The original building plan was sanctioned in 2019 when the entire land was still under Anup Hospitality. However, in 2022, Paradise Group took over only a portion of the land (9,236 sq. m.), while the rest remained under Anup Hospitality. Despite this, records obtained from MahaRERA suggest that the entire project was transferred to Paradise Group, raising concerns over how ownership was established.

Speaking to Sprouts News, complainant Prakash Sunderdas Talreja, a social activist, has demanded that UMC:

– Immediately halt construction work on the project.
– Issue a public notice warning buyers against investing in the project.
– Investigate and clarify ownership discrepancies.

Talreja questioned how a project could be approved in 2019 under Anup Hospitality but later be transferred entirely to Paradise Group without legal transparency.

    There is scam in land also this land belongs to local people but kumar ailani sold this land to sai world with his political support. If anyone supports we will expose this whole scam.

    I know the history of this Land from 1945 to till date how this scam is going on.

    This land is under the Indian Army base .after army left they declare in the letter we will transfer this land to local farmers from they get this land for army base .then how they transfer this
    land to kumar ailani for anup hospitality without transferring to local farmers name. When we raise the voice against them they transfer this land to sai world. & they kill that government officer who did all this scam in 2005 . Kumar ailani very well knows that one day this all will expose

    If two rightful owners have mutual understanding and trust to carry out business then why it matters to ascertain the single Ownership. Atleast they have not encroached upon somebody else’s land. If at all there are discrepancies then Authorities should be held responsible.
