In a shocking exposé by Sprouts News Special Investigation Team (SIT), Editor-in-Chief Unmesh Gujarathi uncovers how residents of Mumbai’s ₹8 crore luxury flats at Kanakia Paris, BKC, have been consuming contaminated water for over 150 days. The investigation reveals criminal negligence, disease outbreaks, and a nexus between the builder, society committee, and facility managers.
Water Crisis in Luxury: Contaminated Supply Exposes Builder-Society Nexus at Kanakia Paris
Contaminated Water Supply Exposes Builder-Society Nexus at Kanakia Paris
In a city where ₹8 crore buys an “ultra-premium” flat, residents of Kanakia Paris CHS Ltd, located opposite Ascend School in BKC, Bandra East, are grappling with a basic human rights violation—no access to clean drinking water. For over 150 days, more than 1,500 residents across 464 flats have been forced to consume contaminated, infectious water, leading to outbreaks of Typhoid and Hepatitis.
Despite housing prominent CXOs, senior government officials, and businessman like ICICI Bank ATM, Indian Bank, and Subway, the society has become a public health hazard zone. Residents say they are completely dependent on Bisleri water cans, with trucks regularly supplying water to meet their daily needs.
Sprouts News Investigation Team (SIT) has found overwhelming evidence of criminal negligence, indicating a collusive nexus between the builder (Kanakia Group), the managing committee, and facility operators Godrej Living and ZipGrid.

Doctor at the Helm: From Healthcare to Health Crisis
Ironically, the managing committee is headed by a senior doctor affiliated with Hinduja Hospital, now being blamed for “making people sick” by residents. Multiple notices from BMC and SRA have been served over:
•Non-delivery of the Occupation Certificate (OC)
•Non-conveyance of land
•Non-compliance with fire safety, BMC, and SRA norms
•Water contamination issues
Yet, no concrete remedial action has been taken. The doctor has been accused of falsifying meeting minutes, misleading authorities, and blocking transparency. “We wanted to rename the society to ‘Kanakia Perish’ because of this doctor’s doctrine of destruction,” a distressed resident told Sprouts SIT.
At least 8–10 Hepatitis cases have been reported, with many HNIs choosing to seek confidential medical treatment due to reputational concerns.
Mismanagement by Godrej Living and ZipGrid Triggers Life-Safety Concerns
Godrej Living and ZipGrid, responsible for day-to-day society management, have been accused of gross negligence. From absence of potable water to non-compliance with fire norms, the agencies have consistently failed to uphold basic safety and living standards.
When confronted, both agencies claimed that decision-making lies solely with the managing committee and the builder, washing their hands of accountability.
Sprouts News Investigation Team (SIT) has reviewed complaints and internal documents revealing:
•Suppression of health complaints
•Deliberate misinformation in records
•Administrative manipulation to maintain a false sense of compliance
Many residents now claim they don’t have water to brush, shave, or cook, despite paying top-tier maintenance charges. “We’re not living in a ₹3 crore home—it feels like a ₹3 rupee slum,” said one frustrated resident.
Authorities Drag Their Feet: Residents’ Right to Clean Water Undermined
The situation has worsened due to official inaction. Despite complaints filed with the SRA Registrar, Kherwadi Police, and Municipal authorities, no FIR has been lodged to date. Residents argue this is a violation of Article 21 of the Indian Constitution, which guarantees the Right to Life, including access to clean water.
However, DCP Zone 8, IPS Officer Manish Kalwania, has reportedly taken cognisance of the matter and is evaluating possible FIR. Still, many fear that without public pressure, builders and rogue committee members may escape accountability.
A group of residents is preparing to escalate the issue to the Medical Council of India, seeking investigation against the doctor-secretary for public health negligence and professional misconduct.
Residents Demand Change: From Governance to Legal Redress
As the crisis deepens, residents are demanding:
•The resignation of the current secretary (doctor)
•Immediate forensic audit of all accounts of society and also extensive water testing
•Court-appointed administrator to oversee transparent governance
•Legal action against facility managers, builder, and responsible authorities
Sprouts News Investigation Team (SIT) has learned that SRA authorities are now considering direct intervention, including dissolution of the managing committee for manipulation, non-compliance, and violation of health and housing laws.
Meanwhile, society residents continue to live in fear, frustration, and fatigue, many calling it the worst luxury living experience in India.

BKC’s Premier Society Now a Symbol of Collapse in Urban Governance
What was once marketed as “French luxury living in Mumbai” has become a cautionary tale of how builder apathy, mismanagement, and regulatory failure can reduce even the most expensive properties into public health disaster zones.
The ongoing crisis at Kanakia Paris must serve as a wake-up call for policymakers, urban planners, and housing authorities to enforce stringent audits, resident protection frameworks, and independent regulatory oversight of luxury housing projects.
Zinedine Zidane’s Star Power Used to Sell a Lie
Legendary footballer and brand ambassador of Kanakia Paris was paid crores to promote luxury living — today, residents can’t even get clean drinking water.
The real estate sector must answer one simple question:
How can a society charging the city’s highest maintenance fees fail to provide drinkable water? Public access facilities operated within society like ICICI ATM, Indian Bank Branch & Sub Way Restaurant all feeding infected water to clients. Food and Drug safety compromised by doctoring records, which must be taken cognisance of, by govt authorities.
This article contains numerous assumptions and incorrect accusations.
It is sad to see how one of the residents of the building has used the reporter’s shoulder to fire a bullet!
The resident who has approached the reporter is filled with vengeance, arrogance, and, of course, a fragile ego. I hope that the editor gets his facts correct and edits the article.
Very sad the builder and MC has been cheating everyone in broad day light and no authority is willing to take action.
