The case, initially registered at Khar Police Station, was later transferred to the Mumbai Crime Branch Property Cell due to the scale of the alleged fraud and involvement of multiple accused, including civic officials and business associates.
According to police officials, Nishit Patel was produced before a court and remanded to police custody until May 19. Investigators stated that several other accused, including BMC Assistant Commissioner Mahesh Patil, are currently under investigation.

Police sources claim the accused allegedly collected funds through cash payments, cheques, foreign currency, and luxury watches while promising high returns and assured possession in a redevelopment-linked commercial project situated in Bandra West.

According to the FIR, Habiba Jaffrey reportedly received a BMC property tax-related notice concerning her Andheri bungalow during April 2024, eventually leading to her interaction with Mahesh Patil at the BMC office.
The complaint alleges that Mahesh Patil introduced Habiba Jaffrey to businessman Nishit Patel, who allegedly promoted an investment opportunity connected to the “New Kamalkunj” commercial redevelopment project in Bandra West.
Nishit Patel allegedly claimed that nearly ₹150 crore had already been invested in the project by reputed builders and assured the family that possession would be delivered before December 2025.
The complaint further alleges that Patel represented the existence of a pre-lease agreement with a foreign bank, thereby strengthening the impression that the redevelopment project was commercially secure and financially credible.
According to investigators, accused individuals, including Rupesh, Devendra Padwal, Sagar Mehta, and others, allegedly visited the Jaffrey family residence multiple times to gain confidence through presentations, documents, videos, and layouts.
Police allege that the accused displayed project blueprints, fabricated official-looking paperwork, forged registration materials, and purported investment correspondence to convince investors about the legitimacy of the redevelopment venture.
Alleged Fake Registration Process and Financial Transfers
Investigators claim one of the most serious allegations concerns a fake property registration process allegedly conducted using equipment resembling official government registration devices at the complainant’s residence.
According to the complaint, the accused allegedly collected fingerprints, photographs, and signatures from family members while claiming to complete property registration formalities linked to the Bandra redevelopment investment.
The FIR alleges that forged registration papers were later handed over to the complainants, while original title documents were allegedly withheld under the pretext that they remained with the builder.
During police interrogation, investigators claim Nishit Patel allegedly admitted to preparing fabricated documents connected to the transaction. However, the matter remains under active investigation and subject to legal scrutiny.
Police sources stated that funds linked to the alleged fraud were reportedly transferred into accounts associated with companies, including Poojan Technologies, Udit Traders, Asian Food, and RPPL Multi Trade.
Investigators are currently examining banking records, communication trails, financial transactions, and digital evidence to determine how the alleged cheating operation was structured and whether additional investors were similarly affected.
