In a significant move, the Maharashtra government has transferred the authority for property transfers within Dharavi’s municipal lands to the Dharavi Redevelopment Project (DRP). This decision centralizes control under the DRP, aiming to streamline the redevelopment process of one of Asia’s largest slums.

According to sources, the land involved in the redevelopment will be managed by the DRP or the Slum Rehabilitation Authority (SRA), both integral parts of the state’s housing department. This structure ensures that the land remains under government oversight throughout the redevelopment process.

The DRP is tasked with overseeing the transfer of various property types, including leased holdings, rental assets, and vacant lands, in areas such as Shahunagar, Matunga Labour Camp, and Kumbharwada. This authority shift is effective retrospectively from 2021, meaning all property transfers since then require DRP approval to be validated.

The Dharavi Redevelopment Project encompasses approximately 597 acres, with plans to transform the area into a modern urban space featuring residential, commercial, and infrastructural developments. The initiative aims to improve living conditions for residents while addressing urban planning challenges.

However, the project has faced challenges, including difficulties in acquiring additional land necessary for rehabilitating residents who are not eligible for in-situ rehabilitation. Local and federal agencies have been reluctant to part with the needed land, raising concerns about potential delays in the project’s timeline.

Despite these hurdles, the DRP remains committed to its mission of redeveloping Dharavi. The centralization of transfer rights under the DRP is expected to facilitate more efficient management and oversight of the redevelopment efforts, ultimately contributing to the project’s success.
