Flats Delayed, Promises Broken: Godrej Air Protest Escalates in Gurugram

Scores of frustrated homebuyers staged a protest outside the under-construction Godrej Air residential project in Sector 85, Gurugram on Sunday. Buyers alleged delays in flat possession, lack of proper road access, and incomplete amenities, including a promised clubhouse.

Launched in 2018, the project comprises 512 flats—2, 3, and 4 BHK units—priced between ₹1.5 crore to ₹2.5 crore. The builder, Godrej Properties, had assured possession by 2023. However, as of mid-2025, buyers continue paying EMIs and rent, with no confirmed handover date in sight.

“This isn’t just a delay—it’s a betrayal of trust,” said Pravin Kumar Agarwal, a buyer who already resides in another Godrej project. “We sold our homes for a promised premium lifestyle. Now we’re stuck with rent, EMIs, and uncertainty.”

Access Road Controversy: 24-Metre Road Now Blocked

Another major concern is lack of proper access to the project. At launch, Godrej Properties allegedly marketed the project with a 24-metre-wide sector road. But buyers now claim that this road is closed due to an expired land lease, rendering the primary access route unusable.

Protestor Jatin Gandhi stated, “For two years, we’ve pleaded with the builder to restore access and complete the project. Instead, we see continued negligence.”

Despite these complaints, essential amenities such as the clubhouse—promised by March 2025—remain incomplete. The Sprouts News Investigation Team (SIT) verified multiple buyer documents indicating repeated unfulfilled commitments by the developer over the past 24 months.



Builder Response: Final OC Stage, Blames Govt for Road Issue

When approached for comment, Godrej Properties issued a statement asserting that the project is nearing completion. “We are in the final stages of obtaining the Occupation Certificate (OC) and have ensured all required compliances,” a company spokesperson said.

Regarding the 24-meter access road, Godrej claimed to have handed over its licensed portion of land to the authorities and stated that it’s the government’s responsibility to ensure road development. “Alternate access is available, and we’re working on providing multiple entry points,” the spokesperson added.

Despite these assurances, the Sprouts SIT found that the delays and blocked access have deeply impacted over 500 families, many of whom are now considering legal action.

Leadership Reshuffle Raises Fresh Concerns Over Project Oversight

In a significant corporate development, two top executives at Godrej Properties have resigned amid the ongoing project delays. Vikas Singhal, Chief Operating Officer (COO), will step down on July 31, 2025. Meanwhile, Priyansh Kapoor, Zonal CEO for the Mumbai Metropolitan Region (MMR), has already exited as of July 18.

These exits come at a sensitive time when the company is under scrutiny for failing to deliver one of its flagship North India projects. The Sprouts News Investigation Team (SIT) notes that this leadership churn could further derail internal accountability and project momentum.



Replacing Kapoor is Amitesh Shah, a Godrej veteran who previously led MMR1. Taking over from Singhal is Sandeep Navlakhe, a former senior executive at Adani Airport Holdings, with prior experience at Tata Projects, Lodha Group, and L&T Construction.

Buyers Seek Regulatory Intervention and Legal Remedy

Amid rising tensions, homebuyers are preparing to approach the Haryana Real Estate Regulatory Authority (HRERA) for redressal. Multiple residents told Sprouts SIT that they are also planning to file a class-action suit if handover delays extend beyond August 2025.

“This is not just about delays. It’s about trust, transparency, and accountability,” one buyer said. The Sprouts News Investigation Team (SIT) will continue to monitor developments in the Godrej Air Gurugram project and the builder’s commitments to buyers and regulators.
