Almost 49 homebuyers have filed a Gujarat RERA complaint against the Godrej Celeste project, alleging halted construction, lack of communication, and misleading possession dates. Despite full payments, no progress has been made for over a year. Buyers demand either a clear completion plan or a full refund with applicable interest.




In a significant development, a group of 49 homebuyers has lodged a formal complaint with the Gujarat Real Estate Regulatory Authority (GujRERA) against the developers of the Godrej Celeste project in Jagatpur, Ahmedabad. The complaint, filed on April 13, 2025, under Section 31 of the RERA Act, highlights prolonged construction delays, lack of transparent communication, and financial distress faced by the buyers.
The complainants, led by Rajesh Shah (Name has been changed to protect the identity), allege that despite assurances of project completion by December 2025, construction has been halted for over a year without any official explanation. They have fulfilled all payment obligations as per the Agreement of Sale, yet the project’s current status remains uncertain. Notably, the developers have not provided any formal updates or timelines for resumption, leaving buyers in a state of limbo.

Construction Halt and Financial Implications

The Godrej Celeste project, a joint venture between Godrej Properties and Shree Siddhi Group, was marketed with a possession date of December 2025. However, the developers’ official website now lists the possession date as March 2027 . Buyers report that construction ceased after just one year, and the site has since been demolished without any clear communication regarding the reasons or future plans.
This unexpected halt has placed significant financial strain on the buyers, many of whom are juggling both rent and home loan EMIs. Attempts to seek clarity from the developers have been met with vague verbal responses, and formal queries have gone unanswered. One buyer, Ramesh Mehta (Name has been changed to protect the identity), even sent a registered letter to the Godrej management, adhering to RERA guidelines, but received no reply.

Discrepancies in Project Timelines and Buyer Grievances

The complainants express concern over the discrepancy between the initially promised possession date and the revised timeline. While the developers cited December 2025 as the expected completion date, the RERA registration indicates March 2027 . Buyers feel misled by these conflicting timelines and the lack of transparent communication.
Furthermore, the developers have continued to advertise the project with the original possession date, which the buyers deem misleading. Screenshots of such advertisements have been included in the complaint as evidence of this discrepancy.

Our findings corroborate the buyers’ claims of halted construction and lack of communication from the developers. The SIT also notes that the developers have not filed the required quarterly progress reports on the GujRERA portal, raising questions about compliance with regulatory norms.
Additionally, the SIT has observed that the developers have not addressed the buyers’ concerns adequately, further exacerbating the situation. The lack of transparency and accountability has left buyers feeling helpless and frustrated.

Buyers Seek Redressal and Regulatory Intervention

In their complaint, the buyers have requested GujRERA to intervene and direct the developers to provide a clear and updated development plan with a definitive timeline. Alternatively, they seek a full refund of their payments along with applicable interest. The buyers emphasize that their intention is not to engage in prolonged legal battles but to find a resolution that safeguards their investments and provides clarity on the project’s future.
