Godrej Mhalunge Township Developers LLP, formerly Godrej Land Developers LLP, is facing serious allegations of misrepresentation, project delays, and infrastructure deficiencies across its flagship residential development—Godrej Green Vistas in Mhalunge, Pune. A legal notice has been issued against the developer, citing deceptive sales tactics, poor post-sale service, and failure to provide promised amenities.

The notice highlights a wide spectrum of buyer grievances, many of which reflect systemic lapses impacting almost all sectors of the township. Residents and buyers alike allege that Godrej Properties fell short of its brand promise, raising concerns not only among homeowners but also among real estate regulatory observers and consumer rights advocates.

Misleading Sales Practices and Virtual Bait-and-Switch

One of the most glaring issues raised involves misleading sales practices during the COVID-19 lockdown. Buyers claim they were shown premium flats over Zoom video calls, but when the time came to finalize the deal, the agreements were issued for entirely different units. Several buyers also stated they were never reconnected with senior sales representatives post-initial discussions, limiting their ability to raise concerns or negotiate terms.

Adding to the confusion, buyers were assured they were getting covered parking. However, on possession, many found themselves assigned mechanical stack parking systems. These systems not only come with operational limitations but also incur lifelong additional electricity charges—information that was never disclosed during the buying process.



Limited Amenities, Overcrowding Concerns in Godrej Green Vistas

Despite accommodating over 740 families, the township offers a severely undersized 40×20 sq. ft. swimming pool. The mini-theater features just seven seats, clearly inadequate for such a large community. Instead of promised sports facilities like a squash court or full-sized pool, the developer provided a Virtual Reality gaming area—a move that many residents describe as a gimmick rather than a functional amenity.

More troubling is the policy of not allowing buyers to inspect their flats until possession, a practice that has raised transparency concerns. Residents currently staying in Green Cove—the operational sector of the township—report that even now, access remains restricted in several towers, including ongoing work on T3’s terrace solar installations and incomplete lighting in T3 and T4 common areas.

Shoddy Construction and Quality Complaints Mar Reputation

According to current occupants, the quality of construction is far below premium standards. Wall cracks, poor bathroom fittings, subpar switchboards, and low-quality video doorbells are commonly reported. Residents liken the paint job to being “slapped on like whitewash,” diminishing the brand’s promised aesthetic appeal.

Sprouts News visited the site and spoke to residents who shared unsettling anecdotes—switchboards coming off while unplugging devices, widespread plumbing issues, and overall structural inconsistencies. “It’s like a haunted house for new owners,” said a resident sarcastically, reflecting the prevailing mood in the community.



Parking Crisis and Safety Hazards in Godrej Mhalunge Township

Parking woes are among the most pressing concerns. Godrej sold over 100 1BHK flats without assigning any parking slots. In the absence of adequate parking infrastructure, residents are forced to park their vehicles outside the society gates, exposing them to theft and fines. The multi-level common parking (MLCP) structure features dangerously narrow car walkways and lacks visitor parking for two- and four-wheelers.

Strict internal rules now bar vehicles without society stickers, making visitor access even more challenging. The lack of foresight in not providing guest parking has turned basic vehicle management into a daily ordeal. “If a guest parks inside unknowingly, car owners must hunt down bike owners to reclaim their slots,” another resident explained.

Residents Demand Accountability and Structural Reforms

Residents and buyers are now calling for a thorough audit of the project and policy-level interventions. The absence of infrastructure proportional to the scale of occupancy has led to significant dissatisfaction. Many argue that a one-to-one flat-to-car parking ratio should be mandatory, along with designated areas for guest parking.

    Sir,

    We had booked this flat in 2019. At the time of booking, we were told that if we don’t opt for paid parking, we would be allotted open parking. When they shared the draft, parking wasn’t even on our minds. But now, after taking possession, we are not even allowed to park a 2-wheeler, let alone a 4-wheeler. They have committed a major fraud with us. Kindly take action against them.

    Godrej properties is cheating real estates firm . They have delivered poor quality construction and inadequate parking at Godrej City Panvel. No Internet connectivity or regular power supply. The road leading to the project also under dispute.
