A legal notice has been issued to Godrej Township Properties in Mhalunge Developers LLP (formerly known as Godrej Land Developers LLP), citing serious service lapses, misleading assurances, and failure to deliver possession on time at its Godrej Green Vistas residential project in Mhalunge, Pune. The Sprouts News Special Investigation Team (SIT) has reviewed the notice, which alleges that homebuyers were systematically misled during key stages—from booking to registration—resulting in financial stress and mental distress.
The homebuyers claim they were initially attracted by sales pitches and promotional materials and proceeded with the booking in good faith. However, soon after initial payments were made and the agreement process began, discrepancies began to surface, raising doubts about the developer’s operational transparency.
Godrej Township Properties of Mhalunge Flat Allocation Changed Without Buyer Consent
One of the core allegations against Godrej Mhalunge Township involves an unapproved change in the allotted flat. The unit originally shown to the buyers was later swapped for a completely different one, without prior notice or written approval. When the issue was raised, the developer’s sales team allegedly refused to cooperate and forced the buyers to choose from limited alternatives, eroding trust in the transaction.
This alleged “bait-and-switch” approach, as described in the legal notice, not only violates ethical sales practices but also reflects a deeper disregard for customer consent.
Godrej Properties in Mhalunge Township Parking Promises Turn into Costly Surprise
Another major grievance involves at the Godrej Mhalunge Township is the promised parking facility. Buyers were verbally assured of a conventional covered parking space. However, they were later informed that only mechanical parking was available. After several months of unresolved requests and back-and-forth communication, the buyers were eventually compelled to accept an upgraded parking arrangement under unfavorable conditions.
The notice claims this experience caused prolonged inconvenience and added financial pressure, with the buyers feeling misled and coerced.

Mhalunge, Pune Township RERA Violations and Delayed Possession Raise Red Flags
As per the Real Estate (Regulation and Development) Act, 2016, developers are mandated to hand over possession within the period agreed in the registered agreement. The legal notice emphasizes that despite most of the flat cost being paid through bank financing, there has been no clarity on possession timelines, and repeated requests for flat inspections have been denied.
The notice also points to irregularities in documentation, stating that a representative who facilitated the agreement lacked proper authorization. Additionally, construction progress reports shared with the buyers allegedly did not match actual on-site conditions.
Buyers Demand Immediate Action and Legal Remedy
The legal notice demands the following:
•Immediate inspection rights for the homebuyers
•Timely delivery of possession
•Compensation for delays in line with RERA provisions
•Reimbursement for legal expenses incurred
Should the builder fail to respond within the legal timeframe, the buyers plan to approach consumer courts and regulatory bodies for further action, including potential civil and criminal proceedings. Authorities such as the Commissioner of Police, local police station, and RERA have been copied on the notice.

The Sprouts News Special Investigation Team (SIT) has called on RERA and other state regulatory agencies to review the Godrej Green Vistas project comprehensively. The SIT highlights a pattern of inconsistent buyer communication, delayed execution, and questionable sales practices.
Experts interviewed by Sprouts News warn that such incidents could undermine buyer confidence in even the most reputed brands. “When prominent developers bypass consumer rights, it threatens the credibility of the entire sector,” noted a real estate law expert.
This case underscores the urgent need for stricter RERA enforcement, consistent construction updates, and ethical sales conduct in India’s real estate market. As buyer awareness increases, developers must adapt to a more transparent, accountable, and legally compliant model of business—or face the consequences.
