In a significant development, Adani Properties Private Limited (APPL), the real estate arm of the Adani Group, has been awarded the ₹36,000 crore contract for the redevelopment of Motilal Nagar in Goregaon (West), Mumbai. This project, spanning 143 acres across Motilal Nagar 1, 2, and 3, is set to transform one of Mumbai’s largest residential and commercial settlements.
APPL emerged as the highest bidder, surpassing competitors by offering a greater built-up area. The Maharashtra Housing and Area Development Authority (MHADA) is expected to issue the Letter of Allotment (LOA) to APPL soon.
This redevelopment initiative follows the Bombay High Court’s recent approval for MHADA to proceed with the project through a Construction and Development Agency (CDA). The state government has designated it as a “special project,” maintaining MHADA’s oversight while leveraging the expertise of the CDA for execution.
The Motilal Nagar redevelopment is poised to significantly enhance the urban landscape of Goregaon, offering modern housing and commercial spaces. Sprouts News will continue to monitor and report on the progress of this landmark project.
Despite facing multiple controversies, Adani Realty continues to expand its footprint in India’s real estate sector. The group’s financial strength and political influence have helped it secure some of the country’s largest redevelopment projects. However, opposition from activists, legal challenges, and regulatory scrutiny remain persistent hurdles.

Critics argue that Adani’s aggressive expansion comes at the cost of transparency, environmental sustainability, and fair competition. Allegations of favoritism and land acquisition disputes have raised concerns about the ethical practices of the company. While the group denies any wrongdoing and maintains that it follows all legal procedures, the controversies surrounding its projects indicate ongoing tensions between corporate ambitions and public interest.
As Adani Realty moves forward with large-scale developments like the Dharavi and Motilal Nagar projects, its ability to address these concerns will be crucial. Whether the company can navigate legal battles and public opposition while delivering on its promises remains to be seen.
