The Enforcement Directorate has attached assets worth ₹140 crore in its investigation into alleged financial irregularities involving Earth Infrastructure Ltd, its promoters and associated entities. According to the agency, the case concerns approximately ₹2,004 crore allegedly collected from more than 19,425 homebuyers and investors for residential and commercial projects. Investigators suspect that funds were diverted through group companies and related parties, with some allegedly used to acquire properties. The probe follows complaints registered by Delhi Police’s Economic Offences Wing and a separate SFIO complaint under the Companies Act.

Earth Infrastructure Under ED Scrutiny as ₹140 Crore Assets Attached in Money Laundering Probe

Assets worth ₹140 crore have been attached by the Enforcement Directorate in an alleged money laundering case involving over 19,425 homebuyers and investors linked to Earth Infrastructure Ltd, its promoters and associated entities.

The Enforcement Directorate (ED) has attached assets worth ₹140 crore in connection with an alleged ₹2,004 crore financial fraud involving the real estate group, its promoters and related entities, taking a new turn in the Earth Infrastructure money laundering case.

New Delhi, Oct 12 (PTI) The Delhi Zonal Office-II of the Enforcement Directorate (ED) has attached immovable properties of Earth Infrastructure Ltd, its subsidiaries, promoters Avdhesh Kumar Goel, Rajnish Mittal, Atul Gupta and Vikas Gupta, their family members and other associated entities, the agency said in a statement on Monday.

The action is in connection with an ongoing investigation into alleged large-scale fraud, diversion of funds and money laundering in connection with residential and commercial property projects. The latest attachment builds on the enforcement actions already taken against the group.

Earth Infrastructure Money Laundering Case and Investor Allegations

The ED’s probe stems from five first information reports (FIRs) filed by the Economic Offences Wing (EOW) of Delhi Police against Earth Infrastructure Ltd, its directors and related entities under various sections of the Indian Penal Code.

Separately, the Serious Fraud Investigation Office (SFIO) has filed a criminal complaint against the promoters and directors of the Earth Group under Section 447 of the Companies Act relating to corporate fraud.

The ED has alleged that Earth Infrastructure had collected ₹2,004 crore from over 19,425 homebuyers and investors by assuring them timely delivery of the residential and commercial units with guaranteed returns on investments.

Huge sums were later diverted through group companies, associated concerns and individuals, the agency said. Several projects allegedly failed to be completed, and possession of the promised units was not handed over despite receiving money from buyers and investors.

These conditions, the ED said, resulted in wrongful losses to homebuyers and investors. The investigation further found that some of the alleged proceeds of crime were utilised to acquire movable and immovable properties in the names of entities and individuals linked to the group's promoters and directors.

April Searches, Seizures and Arrests in the ED Investigation

In April 2026, the ED carried out searches at multiple premises of Earth Group, a Delhi-based group of companies operating across Delhi-NCR, under the Prevention of Money Laundering Act (PMLA).

During these searches, officials have seized Rs 6.30 crore in cash, Rs 8.78 crore in jewellery and documents relating to over 100 immovable properties estimated to be worth over Rs 100 crore.

Later, the agency identified Avdhesh Kumar Goel, Rajnish Mittal, Atul Gupta and Vikas Gupta as key players in the alleged planning and execution of the diversion of the fund through a complex web of transactions.

The ED said the four persons were arrested on June 1, 202,6 as per the established legal procedure and under the provisions of Section 19 of the PMLA, 2002.

On July 29, a prosecution complaint was filed against the accused seeking their conviction and forfeiture of properties worth more than ₹212 crore. The filing is another step in the legal process arising from the investigation.

Total ED Attachments Reach ₹352 Crore

The latest attachment of ₹140 crore is in addition to earlier enforcement action in the case. The ED said total attachments and seizures, including seizures under Section 17 of the PMLA, have now touched Rs 352 crore.

It is still important to distinguish between attachment, seizure and final confiscation: these are different legal measures and the final outcome depends on the proceedings and the applicable legal requirements.

The investigation is into the alleged misappropriation of funds and non-delivery of promised properties for affected homebuyers and investors. However, mere attachment of assets does not constitute an offence, and the charges have to be proved in the court of law.

The prosecution’s allegations and possible recovery measures will become clear as the case develops, and further proceedings will determine the treatment of the attached assets.
