Over 740 families are in distress as Godrej Properties Ltd. misses its extended RERA deadline for possession of the Green Vistas project in Mahalunge, Pune. Despite securing Occupation Certificates (OCs) for all towers, buyers are still waiting to move in. The delay has sparked serious allegations of regulatory lapses, false promises, and financial exploitation.

RERA Extension Ends, But Possession Still Denied

The Sprouts News Investigation Team (SIT) has confirmed that the original RERA deadline was December 31, 2024, followed by a 6-month extension to June 30, 2025. With both deadlines now breached, buyers say they feel abandoned by both the builder and regulatory authorities.

Godrej Properties Misses 2nd RERA Deadline, Again Without Notice

June 30, 2025—the final RERA date—came and went with no possession, no apology, and no update. This marks the second missed commitment, and despite repeated verbal and written reassurances, Godrej Properties has maintained complete silence.
Buyers shared with Sprouts SIT that no formal communication was issued as the deadline expired, leaving them confused, anxious, and emotionally drained. “We trusted the Godrej name. But now it feels like we’ve been cheated,” said a resident.

Families Caught Between EMIs and Rent

Marketed as a dream project for working professionals and first-time homeowners, Green Vistas has turned into a nightmare. Buyers are burdened with home loan EMIs of ₹30,000–₹60,000, while still paying monthly rents between ₹22,000–₹28,000.
“I sold ancestral land and invested my savings. Now I’m paying double and living in anxiety,” a buyer said. Many families also face school fees, inflation pressure, and mental health struggles due to the ongoing uncertainty.

Occupation Certificates Raise Tough Questions

Godrej Properties obtained OCs for Towers 1 and 2 in March 2023 and for Towers 3 and 4 in 2024. Yet, buyers have not been handed possession. Residents are now demanding to know how these certificates were granted despite unfinished construction and missing amenities.
“There must be an inquiry into the local authorities who cleared these approvals,” a buyer told Sprouts SIT. “The entire OC process appears compromised.”

Sales Team Promises vs On-Ground Reality

Buyers allege the sales pitch included assurances of ready possession by 2023, and complete amenities like a clubhouse, pool, gym, creche, and stack parking. But in reality, several promised features remain delayed, substandard, or missing altogether.

Shockingly, the COVID-linked RERA extension was not disclosed to buyers during booking. They now question why older projects like Hillside and Cove were completed, while Green Vistas lags behind.

June 30 Silence: “We Cried That Night,” Say Residents

As the June 30 deadline expired, families waited for possession letters—but received only silence. “We cried that night,” said one woman. “No update, no apology—just complete indifference from Godrej.”
Multiple families interviewed by Sprouts News Investigation Team (SIT) called the developer’s conduct unprofessional, unethical, and emotionally devastating. One buyer said: “It feels like we’re just Excel sheet entries to them.”



Buyers Demand Transparency, Compensation, and RERA Action

Homebuyers have formally submitted a list of demands to Godrej Properties and MahaRERA, including:
•A clear and written timeline for possession
•Compensation starting January 1, 2025, as previously committed
•RERA-led inspection to verify construction progress
•An independent audit of how OCs were sanctioned
•Transparent and regular project updates
These demands reflect a growing trust crisis between developers and homebuyers—even in branded projects.
Godrej Properties Delays Again

Is MahaRERA Failing Its Core Mandate?

The Green Vistas case also raises serious concerns about MahaRERA’s effectiveness. Experts consulted by Sprouts SIT point to Section 18(1) of the RERA Act, which mandates compensation for delay. But buyers say enforcement is lax.
“When big brands like Godrej violate rules without penalty, it sends a chilling message to the rest of the sector,” noted a housing rights activist from Pune.

A Legal and Policy Test for State Authorities

The Green Vistas delay is now a litmus test for state regulators. The Sprouts SIT urges the Maharashtra Housing Department, Pune Collector, and MahaRERA to:
•Investigate Godrej’s delay justifications
•Audit the legitimacy of the OCs
•Review consumer grievance response timelines
Homebuyers are also appealing to the State Consumer Disputes Redressal Commission to step in with proactive intervention.



Legacy at Risk: Godrej Properties Faces Credibility Crisis

Known for its brand legacy and consumer trust, Godrej Properties now faces a major credibility challenge. Delays, lack of communication, and procedural lapses have severely damaged buyer confidence.
Unless possession is delivered soon and compensation paid, Green Vistas may be remembered not for its skyline—but for its broken promises.

Sprouts SIT Will Keep Exposing Builder Neglect and RERA Gaps

The Sprouts News Investigation Team (SIT) will continue tracking project delays, regulatory failures, and housing injustice across Maharashtra. Buyers are encouraged to document their cases and seek timely legal remedies.
For now, 740 families remain homeless despite having homes on paper, crushed under debt and emotional stress—all due to what they call “Godrej’s betrayal of trust.”
