In a shocking revelation, hundreds of homebuyers have accused Godrej Properties Ltd and its partner, Shivam Mega Structure, of blatant cheating and unethical practices in their Godrej Nest project at Lokhandwala, Kandivali East. Documents and testimonies obtained by Sprouts indicate that MahaRERA, the regulatory body meant to safeguard homebuyers, has instead been favoring the builder, granting questionable extensions and approvals while ignoring the buyers’ plight.
Over 500 flat owners who invested their hard-earned money in Godrej Nest are now trapped in a web of broken promises, unexpected charges, and delayed amenities. Many allege that Godrej Properties initially lured buyers with assurances of a final all-inclusive price but later imposed additional charges such as the controversial Land Under Construction (LUC) fee—a charge that even the Supreme Court has ruled against.

Key Allegations Against Godrej Properties:
– Fake Pricing Promises: Buyers were assured that the price in the cost sheet was final, only to be asked for additional payments later.
– Possession Delays: The project was delayed, yet MahaRERA granted extensions without considering the financial burden on buyers.
– False Claims on Amenities: Many advertised amenities remain incomplete, even after possession. Despite this, full maintenance charges have been collected.
– Illegal LUC Charges: Buyers had to pay LUC fees after already making 95% of the payment—an amount that should have been the builder’s responsibility.
– Interest on Delayed Payments: While MahaRERA allowed project extensions, buyers who faced financial hardships during COVID-19 were charged high interest rates for delayed payments.
What’s worse, despite multiple complaints, MahaRERA has failed to act in favor of the buyers, raising concerns about its relationship with the builder. Many allege that the regulatory body is functioning more as a protector of builders rather than a guardian of homebuyers.
Buyers are now considering filing a Public Interest Litigation (PIL) against MahaRERA and Godrej Properties, demanding justice. The question remains: Is MahaRERA truly independent, or has it become a puppet in the hands of powerful builders?
